My logic is that taxes will do what they will do, but insurance can change more frequently.To be honest though, if your cash flow is hurting because of a less than $50 increase then you are probably in bad condition due to a poor investment.

GCI get it you have to play in your sand box.. my only comment was for someone who has no basic knowledge to hand over money to someone they met on the internet.. it seems logical that they would do just a little background on the person.. to make sure we are not seeing the next thread..

@Jay Gill Rural America has its plus's and minus's.. some markets are just so stagnet that the values are really quite low and you would need to be buying the note accordingly.If you take rural Indiana for instance were I have some experience Kokomo, Marion, Muncie.generally a home in a lower end part of any of these towns if you take it back and its in average OREO shape those homes are worth under 10k to a wholesaler or flipper. and they can take forever to sell.so need some caution.you can get notes reproforming it seems logical.. although my personal experience dictates that its a temporary fix be it 6 months or 3 years but at some point in time your going to have to take the asset.It all comes down to pricing... and what you should pay for these...

conventional logic would be that you spread your risk over 5 doors instead of one. the only part that might be more difficult is obtaining financing as most mf lenders will require a deposit of 20% or more. good luck!

Thank you and good to know.I Think even with a family the logic thing to do is live in a 2-3-4 plex for a few years till the financial situation of the family is much better and then maybe refinance and move to a single family house and rent the unit the family has left to collect more rent.But hey, logic doesn't always comes first when it comes to investments otherwise we were all be rich :)
