Bigger Pockets offers leases for all 50 states as part of their pro membership and I've had good luck using them in my own endeavors.

@Pedro Magallanes I would not focus on cheap properties you can buy in cash as an out of state investor.

I BELIEVE @Dave Foster said there was an exemption for community property states.
