When I get an accepted offer, I'll do a more thorough job and take notes of what is needed to be sure im not over paying.And regarding tools, its just a flashlight during the first, and maybe a knife or screwdriver to check for things like rotting wood.

If you have an apartment bldg, probably better I have a LLC for the asset protection since it’s a more valuable asset and with so many tenants there is a greater chance, ie risk, of something going wrong.LLC generally have some cost.

Instead of keeping multiple tens of thousands in cash in a savings account, I keep much less in savings and instead have a more robust stock portfolio that I use as a sort of extended reserves that I can liquidate in case of emergency.
