In an effort to keep this post from going too long, the best plan of action is to speak to a very experienced lender and allow them to review your entire financial package as none of us lenders can give complete accurate advice without receiving full voluntary participation of a borrowers financial information.

@Ken Raymond Thanks i have been playing with the numbers using those online mortgage calculators but I'm not sure how accurate they are. right now i just plug in a interest rate at 4.5% and base it off that. do you know if these are the best tool to use to get an idea of where my payment would be??
