I was mainly focused on the Class A but they are 175K more for 2-300 sq ft + garages and only get 200$ more per rent per side (this is a 2023 duplex - No garages 3/2/0 1100sq ft per side. these are day 1 numbers with base case rents (rents on a class b are supportable by section 8 where as the other more expensive units would be too much for the same 3/2 .

Given the condition and mentions it seems safe to assume this unit is at least 20yrs old if not older, and now well into necessity of cap-x cycle of reaping.

However, if you did a BRRRR on a 2 unit property every year for 7 years that is certainly doable for 14 units plus you might generate enough cash-flow to buy an additional property or two that are already rent ready.

This is because if 5% of units are vacant you are missing 5% of total rental income. 2. 10% maintenance fee, I am not sure what kind of maintenance you are referring to but if this is a general expense i would deduct that from the (rental income - 5% vacancy). 3.
