Investment Info:

Small multi-family (2-4 units) wholesale investment.

Purchase price: $426,000
Cash invested: $720
Sale price: $450,000

Nice 2bds, 2ba. duplex in North Dallas Skillman area. Near entertainment centers, well known eateries and seven minutes (in good traffic) to downtown Dallas.

What made you interested in investing in this type of deal?

I like the freedom of doing real estate deals, while helping people get what they want out of their opportunities to have property as another income stream.

How did you find this deal and how did you negotiate it?

I first lived there for a year, then the opportunity came up, for me to sell it.

How did you finance this deal?

On my own as a contractual basis

How did you add value to the deal?

By merely suggesting cosmetic repairs and replacement to be performed, by the Landlord.

What was the outcome?

In two weeks the property was sold

Keep a positive attitude when faced with challenges, that will occur.
