Get the rent roll for current rents to check against)- vacancy, bad debt, loss to lease, concessions+ other income (pet rent, utilities bill back, laundry, etc)- total expenses (50% quick rule of thumb, but ask for T-12, the trailing 12)= NOI (divide this by the prevailing market cap for value)- debt service for cash flow.

I feel that the legal paperwork is somewhat too general and does not specify all the terms of the Land Instalment Contract ( I have compared with others I have seen on Google and made by other lawyers, and they are worlds apart), And secondly, I feel that the lawyer himself doesn' t know how to answer many questions/ inquiries I have asked without having to consult other colleagues.
