Thanks Jonathan,I did join the local CREIA, went to the new member orientation last month and plan to make the Note School seminar on the 13th.

Trying to wholesale to become a buy & hold investor is like going to law school to become a doctor.

I am in college and while all the classes and everything I take in school is great, nothing is really taught on how to underwrite a deal.

Is there anyone that can give some insight into which real estate schools are best in the area and how feasible it is to sell part time?  

Vernon and Yonkers both have terrible school systems (compared to the rest of Westchester), so they won't draw families the way Rye, Harrison, and other towns will.

I used to go to school in southern Idaho and would drive through Walla Walla on all my breaks!

Currently, class size in good schools in gentrified neighborhoods is at or over 30 kids in a class from 1st grade on through high school. 

You have to factor in the rent/mortgage for the brokerage office, the salary/hourly for the receptionist, the bookkeeper's pay, either on staff or outsourced, the insurance costs, as well as all your regulatory costs & dues.It'll be far cheaper to get an agent's license and keep your half of the commission than try and open up your own brokerage for your own deals. 

I used Allied Schools to get my license and I highly recommend it.
