Most of South LA is a little hardcore for me to invest in comfortably, but there are parts of Riverside, Lake Elsinore, Menifee, Wildomar and other blue collar Inland Empire neighborhoods that can generate much better cash-on-cash returns than core LA markets while still participating in that sought-after California appreciation.    

Great Idea and I would be glad to participate!  

LOLIf you in Vegas go to the sale its everyday in the parking lot of a title company right off the strip gives you a good flavor for huge audience  small participation.

As such, "combining" funds in the manner you suggest becomes very difficult and even if done "in the recommended fashion" not without risk.There is an interpretation that an IRA/401k and disqualified party may joint venture in a very rigid fashion.The title is vested jointly on day one, reflecting the percentage of ownership.The equity in the project may not be altered in any way between the JV partners.AND - the tricky part - this is only OK if both sides could do the transaction alone and are not being enabled to participate in a transaction they would not have been able to without access to the disqualified funds.So, if your 401k (could) purchase a property - perhaps with a non-recourse loan - and chooses to JV with you instead, that is OK.  

Not the same these days- If you own several properties, you can participate in the deposit waiver program where the soldier does not put up a deposit.  

It has a 'participant loan' feature allowing you to borrow up to $50K from your account tax-free and penalty-free.

Something the Germans were vehemently against previously.The labor participation rate is at a long term low.  

But that was due to 25,000 participants and still can't compare!

@Abhilash JosephI take it that you are referring to taking a participant loan form your day job 401k, right?
