Once they text Smith st to 90210 they instantly get a text with the sales price, a link to a virtual tour , pictures of the inside and the Sales agent mobile business card.No more coming to the house to open the door and maybe they like it.

It doesn't work for me, and I doubt it'll work on Mom or Dad.There is no way, at your age, I could have pictured my last 30 years.

Worry about learning what's right and what's wrong and take buckets of pictures along the way.

The best I've seen around here is 12% and 2 points and that's with 25% (maybe 20%) down payment and you have to fund 20% of rehab.Not sure how cashflow comes into the picture.

I am curious about pictures possibly for our listing thank you very much.

I did my part: went out to the house (all of them) and took pictures of all issues - this one in particular had a lot of sheet rock cracks and we eventually figured out there was a break in the sewer line causing the house to lift in the middle...sent any plumbing and sheetrock repair estimates as well to the company to use.  

When spring comes we'll be able to see a better picture of the market when sales and rentals are high season.There's always the possible wholesale deal.
