I was given a tour last week for the first time of the whole new office they remodeled, it is very modern and really nice.

Subject-To is something I will offer in addition to short sale as a last resort. 

Also, in reply to your last comment, do the attorney and mortgage brokers have their own paper work drawn up or do I have to source them out first and take it to them?

Occasionally they break and you can patch them, but at the end of the day there is an average life expectancy of a system.Structures on the other hand.....they could potentially last forever if well maintained or if you use the right products.  

The best comps are those that meet these criteria:Sold within the last 6months.Within the same neighborhood.
