Our friends just suggested we looked into series-LLC- I'm going to research that and see if that's a better approach going forward.You can do a reverse entity search and find the owner of any LLC in Iowa- so you can "kind of" stay anonymous, but not all the way.

@Andrew Merewitz ,When you do like-kind exchanges, if you really want to free up the PAL, you can structure a transaction to receive a boot(including cash) in the 1031 transaction.

My plan is hoping that they accept and that the appraisal comes down to 330k-340k and then i kindly ask the seller to cut the price.

I am assuming they may charging some  kind of closing cost.

I don't think you have leverage in this unless you're offering all cash, for all properties with a two week close, 5 day contingency kind of deal.What is the alternative use?
