So I posted this in reddit but got slim to none responses and figured I should post it where the experts live.

I live near an army base where there is a high turnover due to it being a training post for all branches of the military.

Be careful of responses to your posts as 1) Most responders aren't licensed experts 2) many of them will share what has worked for them, which may or may not be legal or the "best" way or the way that will work for you.We manage almost 700 doors in Detroit and the tri-county area, so bounce stuff off us as needed:)

If they don't, you probably don't want to touch it either--unless there are other factors you haven't posted (eg. it's your daughter or CLTV is 40%).

On a side note, if any private lenders read this post, I'm starting to seriously look at the lending for this.

I posted that you need money for escrow and title and you need money for reserves and they banned me. ;-)  its just a lead source I would not follow their advice of course .. just a lead source its like a loose MLS for sub too.. you can always say no.
