I'm a first time homeowner and just purchased my condo one year ago.

I put a tenant in my first rental property two months ago.

I have identified i want to go down the Multi Family route, just time to find one that works and get it bought!

@Felicia West I put down 30% on my first property and have regretted not having those funds for another investment ever since.

I'd avoid doing it on the first or last week of the month as there isn't enough time to let tenants know and PMs are busy enough (as you know) with people moving in and out. 

Just last night I was having a hard time finding rent data on a smaller market and Googled *town name, apartments for rent, and got a few listings that weren’t on the main sites.

Rate is reasonable at first glance but yes rates are moving down and should continue to shop, get quoted, can be major changes day over day10% Down DSCR doesn't exist and has never existed to my knowledge so I wouldn't count on that15% down does exist and is rare, however as others have noted, usually it doesn't actually work since the restrictions, such as a high DSCR ratio or LTR only rent qualification (and high rate environment) never let the numbers work however as rates continue to fall we may finally be able to see some 85% LTV DSCR Deals actually pencil again!

This might reduce the time and resources you spend finding buyers for each deal, which could, in turn, lower your marketing costs and the need for extensive negotiations.Also, to clarify, the exclusive buyer agreement would only apply to the leads/addresses that the buyer provides.

My goal is to not make my first offer so generous that the seller accepts it without making a counter offer. 

Anyone have some go to methods to figure out vacancy or have some first hand knowledge of the Nashville market for MTRs?
