As an investor trying to gain a clearer picture of what I should be looking for when analyzing a property, what creative/obvious ways could I offset those costs?

What would be wrong with a double close other than some extra closing costs?  

However he is supposed to run it by a couple builders he works for to double check - I have not heard back yet and they may not want to give up any proprietary info.A similar high end builder in town builds Grade A+ duplexes which rent for $1700-1800 per unit and his all in cost is around $280 or so with him GCng the deal.  

Well that sums up that. for those of you that are wondering no that is not a picture of me.

So I'm purchasing two 3/3 doubles(C/C+ area) The doubles were from the same seller two streets apart so I bought them as a package.   

For receipts and one page documents, I use the free smartphone app "Genius Scan" to snap a picture of a document and it will convert to PDF (and auto adjust the image for easy reading) and allow you to save them on your phone or email docs to yourself.

It is true it is paid back after tax, but the only true double taxation is on the interest paid into the plan, not the entire payment.
