You will not get a lot of responses on here for several reasons - too many questions, not a big enough pool of people to answer the questions, and most agents have no clue about what it takes to work with investors. 

FIRST: This is ALL dependent upon your state and local statutes, so make sure you know what you are permitted and not permitted to do in your market with regards to terminating a lease.And your post is written by someone different about once a week here on BP.  

This is the least likely thing for people to publish on BP, as finding them is key to the business and promoting them on here will inundate them with calls. 

Per the application they have up to 60 days and I get notice in the 58th day that that application has also been denied.Am I doing something wrong here?

Here are some things to consider:Most investors don't need software until they have 5-10 rentals.

As mentioned on here already it is really hard to receive cash flow in most areas on the North Side of the city.

I am trying to support them by finding investors to assist in buying lots and financing  their construction.I am familiar with the actual development side, but not so much with the investing and deal making (that's why I'm here to learn more), when I connect a builder with an investor, what would be a fair price to charge so I am compensated for my effort.

With the info we have here I think it might be good to do the refi.

It seems Xero and some of the others offer very limited capability here.
