Updating it will attract better tenants, and that may lead to less turnover.I would look a new light colored cabinets, new countertops (preformed laminate, nothing expensive like granite) and new (or used) matching appliances for the kitchen.

If this is the only property you'd like to have, then maybe you could also consider if you'd like to manage the property even late into retirement.Secondly, capital expenses will help you replace any appliances or big money items like AC units, water heaters, appliances, etc. in the future.

The buyer's attorney can write the form, and can send them to the seller/ seller agent for the seller to obtain. These are letters from each tenant affirming how much security deposit the landlord is holding, how up to date their rent payments are, and sometimes they define which appliances are the property of the tenant vs the landlord. This protects the new owner from claims after closing that the tenants had security deposits that didn't exist, or that they don't owe back rent, etc.
