Sounds like from your post he is all 'hot air.' 

It could be a surcharge on air or changing something in the tax code.

In your experience do homes in the valley/Brownsville area do well with better with long term or short term (air bb)?

If all the rest of the rental comps in your neighborhood have central Air conditioning and yours doesn't...well, you should probably budget for that :)  Hope this helps!

When you need quotes you can refer to your contractor database, but when you just need a window air con or just need some replacement flooring you can DIY...

I had also spoken to the neighbor who smokes in the below unit and bought an air purifier before moving out - I had noticed clear improvement and the neighbor seemed to be smoking less.  

I do see a few air bnb rentals in my areas and it looks like they are at about a 50% rented per month.
