Yes, self-directed custodians do charge a fee for every transaction but there are ways to deal with this as well, you can use what is known as Checkbook IRA, which allows you to bypass the custodian and eliminate all transaction based fees.

From the owner directly with a copy of their statement or from their credit report (Assuming it's not charged off or subject to BK) and both methods require cooperation from the borrower and, at least one method puts you into tremendous legal trouble if you obtain their credit information without permissible use to do so (Like buying someone's credit report on line)?

Always had in my mind that they would have to charge a bit extra to cover the mark up, but I thought it could cost less since they pay so little to the contractors hired by them (The Home Depot).As I was at the home depot store last night questioning about the cost to get their services done, I was approached by a few people in the store, asking if they could give me a price for whatever I need, but on the side (not through the home depot service).

There is a different rule for mortgages signed after January 1, 2016 (I'll put that at the end, so it won't be a distraction here) The redemption price tag is the winning bid amount at the foreclosure auction, plus some additional charges.
