Wholesaling is safer but if you want to get your feet wet on rehabbing,  I would try to find a good GC / investor to partner with for a project or two.

I also want to get my feet wet using a property management company with these current SF properties, so I'll be a bit more prepared for future purchases of SF or more likely, MF.

Cast your nets north and inland and see if you can find a unit to get your feet wet on. 

Marketing to homeowners would likely get you a couple deals from of the longer owners (which may mean some deferred maintenance in an incredibly wet and heavy snow area).

I think Ohio will be a great state for me to get my feet wet in investing.
