Can Real Estate Be A Side Hustle?

Hi All,

I’ve been considering investing in real estate and doing some research, and would really appreciate your thoughts on a couple of questions. My wife and I have W2 jobs that produce pretty high income, such that we save between $200-$250K to invest per year. Our goal is to have enough saved for financial freedom in 10-12 years. We are considering buying income property for our portfolio to help us reach that goal. Here are the two big questions I keep coming back to:

  1. 1. I can make ~9% a year putting my money in an S&P ETF. To me, actively buying real estate is a riskier and more time consuming investment, so I would want to do better than 9% to justify it. Is that possible? (I get that there are diversification benefits, but for me the returns still have to be there.)
  2. 2. Is it possible to get those returns with real estate as a side hustle? Our day jobs and kids take up most of our time, but we could carve out 5-10 hours per week (some weeks more, some less) to dedicate to a side hustle like real estate. Is it possible to do well with that level of time commitment? My fear is that (1) we have no competitive advantage and will be competing against people that invest in real estate full time and thus have more knowledge/time/connections to find the best deals; and/or (2) the only way to make those returns is through BRRR and 5-10 hours per week is not enough time to dedicate to rehabs.
