When I was first looking to get into Multifamily, I knew that investing in a mentor would significantly cut my learning curve.

-Is it my or the tenants responsibility to cut the grass in the summer?

I feel like the housing market here in Dallas is incredibly hot and a sellers market at the moment and don't want to waste an opportunity if I really have this much equity in my house this fast.. 

Some things we will contract out (new city electric connection and breaker box, cutting the concrete for egress doors and windows (not installation, just cuts, we'll do the rest) and the rest we plan to do ourselves. 

They don't want to potentially waste their time if you end up not being able to purchase a particular property. 

I have noticed that they cut all the wire/ piping.  

Wasting money on a license that you wouldn't use isn't really an efficient way to do things.
