Ultimately what I learned was, I was buying properties, that had good numbers, but catered to pretty much loser tenants.

We spell everything out in the lease and so far no issues with doing it, people are happy because it feels like less money when ultimately it is more

If not, join ASAP and ask your local landlords if they know of any assistance programs to help your tenant out, which ultimately is helping you out.

I ultimately will be able to retire much more comfortable than my options before and that is worth I think, the $50k investment.  

The property owner must ultimately ensure that the property is safe for visitors.

@Dantez Alonzo ultimately the brokerage you chose will not make or break your success.

I also don't like to invest by appreciation, because it is based on personal assumptions (ultimately mine) or educated guess (still a guess even if it is accurate).

Ultimately the banks wouldn't care where the payments are coming from until do.

I may self manage the first few properties, but plan on having a large portfolio and will ultimately need a reputable property management company.
