#2 What I see is about 30% fee, that's the tough part...if you hit $3000/month and loose 30% of that, you're back down to LTR rate...plus you probably have extra expenses, like furnishings, utilities, consumables, lawn care, hot tub.   

Hey Jason,We do not require tenants to carry insurance but we reiterate several times in the lease and other material that their belongings are not covered in the event of an accident. 

I work with a few contractors and cleaners that are available, if needed; but as Scot said materials are low. 

I'm currently based in the San Francisco Bay Area, which is a super tough market, so I decided to choose Metro Detroit as the market that I want to focus on this year. 

The thing is that the SFH market is tough to get into with families and investors both bidding to get those properties whereas this townhouse I was able to secure an accepted offer with slight overbidding.

Cost of materials for repairs has increased.

Scrape off all loose material, vacuum and make sure nothing is flaking.

The market is tough right now and has been difficult to find any properties that cash flow or that I can flip. 

M Allen,Florida market is tough both on the Personal & Commercial properties.  

I would start shopping around for materials now.
