#2 What I see is about 30% fee, that's the tough part...if you hit $3000/month and loose 30% of that, you're back down to LTR rate...plus you probably have extra expenses, like furnishings, utilities, consumables, lawn care, hot tub.

Hey Jason,We do not require tenants to carry insurance but we reiterate several times in the lease and other material that their belongings are not covered in the event of an accident.

The thing is that the SFH market is tough to get into with families and investors both bidding to get those properties whereas this townhouse I was able to secure an accepted offer with slight overbidding.
