Hi @Nick LaRocca I just passed my exam and said I only want to do commercial but now I am testing both commercial and luxury residential to see what I actually like best.

My husband and I are preparing our first rental (it was our first home, was a fixer upper when bought and we have lots of renovating to do, most of which is necessary).

I realized that if I had kept more reserves and had less leverage and done a rental stress test on my properties, all of the properties I had that I bought at the top of the market in 2006, I would have been doing better right now.

I’ve been looking at properties and would analyze the deal just to practice the “math” to make sure I am prepared and comfortable when analyzing my first property.

I'm also going through the unit to do any basic repairs and test the fire/smoke detectors too. 

They can try what they want, but they should be prepared to be sued.

I'm preparing to shop for terms for a cash out refi on a property in Tx.
