Fall Housekeeping - What's your process?

Next weekend, I'm spending a few hours in one of my units with a list of items that I want to check as we head into what I expect to be another brutal Minnesota Winter.  At the top of my list is the furnace checkup.  I'm hiring an HVAC tech to check it and make sure it's in solid condition ahead of the winter season and ensure my tenants are in good shape and can stay warm.  I'm also going through the unit to do any basic repairs and test the fire/smoke detectors too.  During this time, I will be doing a basic inspection of every room and noting anything out of the ordinary or what looks like damage/deterioration.  I have pretty good tenants who know to bring up things that go wrong but I think this is a process I will do every year for each unit I have as long as I invest.

Do you all do this, and what's your process and checklist look like?
