Things to consider with pond on property

Hey folks,

We're considering a property with a pond on it. I'm a FTHB so looking for advice here, because it seems like there could be a lot of red flags about having a pond. The property is 1.4 acres and the pond seems to take up about 20% of it, definitely larger than the house.

Things to consider / watch out for? Insurance and land management implications? Bugs and wildlife? Proximity to buildings?
