Each SD needs to be in it's own account, the account must be interest bearing and there is a minimum set by the city every year, the interest must be paid back to the tenant at least every 12 months.

On July 1st, they sent a text message saying they did not agree with the rent increase and gave us a check for $900, subtracting the "overpayment" from June and stating they would be paying the $1350 moving forward.Our town does not have rent control (we checked prior to raising the rent) but we do acknowledge that raising the rent by 33% could be seen as unconscionable although NJ law does not specify a dollar amount or percentage on rent increases.

I said that the same protection can be had for less money than having mortgages by putting the paid off properties into trust.most states have upheld the “Illinois land trust” — has nothing to do with Illinois per se. it’s a description of how little a trust can do without being declared passive and therefore executed.

There's nothing wrong with fixing something that is broken, but you shouldn't be making improvements to things that are clean, safe, and functional and that were fully observed by the tenant during the showing process.
