 Good afternoon bigger pockets  I am looking for feedback our  advice  On a  Financial strategy  i'm looking at a 278 unit apartment building and also a second building with 363 units  The financial strategy that I'm thinking of  is finding private lenders  to put up the down payment to get into the deal and then split the monthly profits  with them until I can refinance the property to pay them their down payment back in full plus interest what is the pros and cons to this  strategy?  

Anywhere from buying them lunch or slipping them a $20 for an afternoon to $50 for a week or two so I could do some things before I got the power on.  

Even though we don't drive it very often (only on beautiful sunny days), I still get to pay the insurance and yearly registration on it.

None of this "I'll bring the keys by this afternoon" 8)

I need to look into it more to fully understand the concept start to finish.I'm just wondering, do you think since I also have access to cash (500k) and my partner having pre-approval on a $750k loan (just got his pre-approval this afternoon, which is why i left the info out at post time) I should also pursue some buy-and hold properties.

I have to put in a floor at a new place this afternoon and get it read for the new tenant to move into next week.
