Yes, the tenant should be responsible for snow removal, landscape maintenance, replacing light bulbs & replacing batteries in smoke detectors per the lease agreement on a single family property.Paint, flooring, plumbing and kitchen appliances are probably the most unpredictable on the list.

It looks like more people (not on the lease) are living in the apartment (2 to 4), drinking, smoking, fighting, load music and partying goes on until dawn.

He then started going down to the salvation army on 3rd st in San Jose CA.. and he would pick up the gentlemen as they were exiting at 6:30 am for the day.. he would offer them 10 dollars to walk for 6 hours .. plus a pack of smokes and sometimes a hamburger.

While you will find lots of information and experience in these forums, keep in mind that while much of it has universal application, some is very U.S.A. specific (particularly in the areas of finance, regulation and taxation).Case-in-point are the calculators on BP - while they can be a valuable tool even for a Canadian investor (though the buy-and-hold calculator misrepresents vacancy and mortgage principal as expenses), you would need to know how to "adjust" the financing side to align with mortgages in Canada.As far as jumping into your first acquisition, you are close enough to the Big Smoke that I would anticipate real estate prices to be very full in the Orangeville / Purple Hill area, so taking your time to educate yourself and be comfortable with the process is not a bad thing.

The Home Invasion Couple from Hell - even though I have made it very clear that if you smoke, you should not book my room, guests do it making for a very awkward and uncomfortable situation, as they attempt to hide their smoking throughout their stay up to and including smoking by an open window while the room air conditioner is running.This couple also left beer cans throughout my home, presumably when they finished chugging them and crushing the cans on their foreheads.

They say that her loan is non-complying because the mortgage is a portfolio loan and there is not enough equity for a conventional loan.Are they blowing smoke to keep that 6.25% note, or is there an option for her somewhere?
