From that I was able to find a great realtor and a duo general contracting team that has been very reliable- chatting with them almost daily and doing a video walk through once a week. 

There is a retaining wall that is bowing, which I had an estimate done during the purchase contract which the seller dropped the sales price for that repair.  

My insurance agent said it’s a lot cheaper to spring for a full year policy then get a refund after you finish then to buy the short month policies.
