The biggest factor when looking at my current portfolio is the aspect of property quality (often driven by good advice at purchase and good property management) and a good, desirable area that always has good tenants, in good times and bad.I hope the BP members can help me learn if Dayton is a good area and who to talk to on the property management end in case I buy 6-12 unitsThanks in advance for any help and input provided by the community

If we performed this transaction and acquired a replacement property and had problems with tenants or problems with our primary residence or whatever and had the need or desire to stop renting it after X number of years and instead move into it what would the impact be for the 1031 exchange?

I think many people have a desire to own their own place, but the happiness goes away really fast when the place needs a $25,000 roof, of $30,000 worth of plumbing work, or whatever and then the tenant leaves, passes away, or whatever.
