The other realtor called me and asked why I sent a letter to her listing saying that I wanted to buy a 7 million dollar property in all cash and within 30 days.

My title company said as long as the attorney's representing the bank sent the IRS a letter letting them know about the foreclosure and it will essentially go away after the redemption period. 

Wow.Within a couple days that the direct mail was sent out the calls started coming in and I got a slightly motivated seller haha.All I got to say is there are some brutally honest callers out there.

That letter was sent back undeliverable so I went to the towns website and looked it up on VGSI.com.

There will always be those that don’t but they likely would have found other paths to the same place by relying on something else.For me personally I am a newbie but practically live in excel doing analytics as a banker so I have not really used the calculators but I have seen similar ones sent to me or PDFs and I too see how it can be overwhelming and find it easier to find a very simple analysis in excel that I really have to think about but to each his own.
