My 1st seller call !

Wow.

Within a couple days that the direct mail was sent out the calls started coming in and I got a slightly motivated seller haha.

All I got to say is there are some brutally honest callers out there. One guy I explained the process to told me "ok, now I'm a little less interested," I did thank him for his honesty though.

I'm excited! He gave me feedback on things I can work on and it'll only get better

How are you explaining the process? 

"My company purchases 2-3 homes a month in the greater _______ area. We pay all of the closing fees and purchase as is. Some of the homes we turn into rentals, some of the homes we rehab and list, others we pass to other investors. I'm sure you don't mind whose name is on the check when it clears right? "

or

"So I'm going to take your house and offer it around on Craigslist and try to make money in the middle. I can't promise it will close. Etc" 

I use approach one... However. I have a portfolio lender, a HML, and private money lenders. I offer in at a place where it is a great deal for me even if I have to keep it. I haven't not closed on a home yet.
