We've had houses with one tenant for 4+ years in that mode..If they say they're gone in 6 months I would look at the time of year and how easy it will be to rent the house.

@Jim Larsen @Tyler Mullen A Quit Claim Deed changes Title from one party to another, or more properly, (but an often missed point) is that a Quit Claim Deed says that the party signing the Quit Claim Deed is giving up all rights they MAY have had for a property .

Tried Buildium, but it referred me to different platforms, it did not look very convenient.I would like to make application process/  lease signing/rent payment easy for applicants and for me.Zillow is on the way to build all the functionality, but they are not there yet.

I would also study in detail the landlord/tenant laws in the state you are investing, and see how easy or difficult it is get rid of non paying tenants.
