These investors buy notes every day, and if you watch them work, they will teach you everything about the business and the due diligence process.

I am planning on a 5-10 year rehab period, so it will not be a quick process.

You should consult a local attorney familiar with laws  and processes of your jurisdiction and the details of your situation which may significantly affect circumstances and outcomes.
