I’ve got a few friends who may be willing to fund some mobile home deals I am looking at and I’m trying to see what some good repayment terms would be to use them as private money lenders?

And I make sure I keep all conversations via email and text to confirm and have proof that I explained my intentions from the beginning BEFORE I sign anything

@Steve Bracero the listing agent actually just e-mailed me with records showing water bills averaging $130/month, so add $30 to my expenses. 

I sent an email to the tenants inquiring about a possible leak, which is when they said the toilet was 'making noise'.  

Colorado has a number of government run cabins (which get booked many months in advance) and I have stayed at a few private ones as well.

The wife has filed for divorce and the tenant has sent me an email indicating he has moved out. 

Apartment rent here can run $900-$1100 easy here so when you offer someone a garage, a private yard, their own laundry and a couple thousand sf for a few hundred more they jump at it.
