Within the last 8 weeks I have completely stepped outside of my comfort zone... asking for and negotiating seller financing, bidding at forclosure/tax auction, working on inheriting a section 8 tenant which means dealing with the housing authority, etc. and the worst that can come of any of it is that I learn something.If you don't change anything... than nothing changes!!!

It's an off market deal and the owner has his brother as realtor and they just aren't very open with information critical to the proofing of my analysis step.

Hey @Nathan WiebeNever done that but maybe one possibility would be to have the US friend to be the mortgagor.He doesn't necessary need to be the owner and it doesn't mean that he is the one, in practice, who has to make the loan repayments.This setup involves a great degree of trust between the friend and the Canadian investor to the extend that it is questionable whether it is a good idea or not to set it up that way
