And always call them if you have a phone number.I would recommend using some kind of CRM to stay organized, and help you to keep track of who you have sent to, what day you sent it and find out what is working and what isnt.

I don't imagine any eviction notices would be published in the local press, mainly because of space and manpower issues (not to mention, most newspapers keep far away from landlord-tenant disputes).However, the info itself should be public information that is readily available, regardless of state, because it is a legal action and can be found in court records.

Once everything is funded and recorded the title company will cut you a check or they can usually wire the funds into your account.

The most important part would be keeping track of my expenses and money coming in (repairs, utilities, rents, ect.) and being able to let my accountant log in and help me keep things organized.
