Does anyone have any solid tips on finding motivated sellers and properties in this area?

I will definitely take your post into consideration as your story, perseverance, and goal setting is highly motivational.

Motivating too;  I've been driving back and forth between MT and NY a bit, and I've listened to every single podcast, sometimes twice!

That there are detractors against note investing who either have an axe to grind or an ulterior motive for railing on them...That borrowers will do the logical, best for them solution. :)

If they have no motivation then find another lot because they may never price it correctly.
