Also know when shopping around for lenders anyone who advertises no lending fees usually has higher interest rates.

It is waste and no way efficient for the materials you can buy.

I did the work myself for the 45k included labor and materials and I paid property tax for 2 years at about 5k for a total of 50k in expenses.

So knowing the market, mood, etc, is a big part of the letter game, or all advertising in that matter frankly.
