Although some have value you don't need to spend thousands of dollars to learn to set up a direct booking site.- Rental Agreements - You'll need guests to sign rental agreements and upload a photo of their ID. 

I remember learning in college economics where the supply curve meets the demand curve that is the optimal price point for maximum revenue :)

One way to state it for your potential guest is that the lease has a lot of language required by the state of CA but, at the end of the day, it protects both of you so it's a good thing.

What are some of the lessons learned and things to watch out for in that process?

There are lots and lots of desktop investors who surf the internet but are not fully committed to buying or learning the process.
