(This should have been updated via the specials tax each owner is paying)Have thought if you could get the electric company to install separate meters for each floor that would probably alleviate alot of the tension there.I know this is a lengthy post - commercial is something that has always caught my eye and I've had great interest in.

Wayne  some one posted U tube video's of a  lawyer interviewing the regulators at the state of OHIO... they specifically talk about this and specific contract language.. and EM deposits etc... any of what you describe would invalidate the transaction in their eyes and they would look at whoever is the principal is or buyer... and determine they are acting as RE agents in an unlicensed capacity and subject to civil fines and such.Every RIA in the US should do exactly what the OHIO attorney and RIA rep did and interview the states RE regulators so any one interested in wholesaling will understand what is permissible and what is not.

not really since she has no idea what's wrong with the unit. it can be the blower, the fan, the capacitor, a leak in the condenser or a line set leak.what i'd do is get a very expensive/reputable company to give me a detail quote of what's wrong. even if you have to pay them for the visit, it would be worth it.THEN, i'd start calling around having that information in hand and not bothering the tenants by having 15 AC guys going there. that makes you look cheap in tenants' eyes.
