Inspector, appaisor or agent

Hi BP,

I'm looking to get into real estate full time in the future (after my military retirement).  Currently I have 6 rentals and will soon have my 7th.  That's ultimately what I want to do full time once I get enough to pay the bills and allow my family to live comfortably.  So my question is, what is the best route to get to that point?  Should I work towards an inspectors license, appraisers license or become an agent?...or none of them?

I like the hours of the appraiser, and the steadier income that comes with that, but that doesn't get me access to the MLS and I believe it would be slower to find deals. I'm not opposed to working full time either and having rentals on the side because that's what I'm doing now. As an inspector, I would have that "eye" for seeing the flaws of a property.

They all have their pros and cons.  Does anyone have experience as an appraiser?  I'm the least familiar with this profession of the three.
