I also have learned that the background check services don't pick up all evictions or eviction filings, and I use the county courts online records to help round out the picture, they seem to appear within 24h here.

I don't see any books specific to the topic at my local library.He wants us to have the building, we want the building & the price appears make the deal a bit of a no brainer.How do interest rates usually work with regard to current market rates?

Upon inspection the tenant still had table, chairs, random junk, tons of clothes, and garbage strung out across the unit, not to mention a broken window and holes in walls where it appears a body was slammed against.

This is true especially if the owner occupied unit is able to be rented down the road at a profit which appears to be the case in the situation that you described.

On this particular subject property  - it appears that everything is brand new which is one of the reasons I didn't add more for the Cap x - but I understand the importance of building it into numbers.
