This would just a contract between you and the seller with no bank involved?

@Matt Fish, I have been involved in a deal that ended up with B2R financing, and the process was pretty smooth, if you ignore some hiccups.

There's a lot of support involved in running an internet service, and trust me, it's not something you want taking away your time from more valuable ventures. 

There are lots of ways to learn more and get involved in the local real estate investor community in NOVA.

Its pretty common to make the property address be the name of the LLC and that was my plan but that involves not creating the LLC until at least after FINDING the property. 

Very few homes listed this way have owner financing or lease options associated with them and conversely, the homes with owner financing or lease options are generally sold by the owner without Realtor involvement.  

This is also one of the many reasons why you don't see the common man significantly involved in RE in Europe trying to generate any wealth worth mentioning.

So without really seeing a flyer of what you are trying to do and the numbers involved I would not know which program or lender might be best for your situation.Some lender stay in major metro's, others go further out.

Around the same time I joined the Navy which kept me at sea more than I've been in land over the last 4 years which has really kept me from being more involved.
