There is definitely a significant element of trust, so I am not so certain you can find somebody before your deal goes away, honestly.

Your situation has some miserable elements to it!

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

The problem is the chemicals in the pool, react with the sealant, and instead of having a really nice rock layout where you see color running through the veins in the rock kind of thing, you see a washed out surface because the chemicals from the pool really interact with the sealant.

If that is the case, it is a mistake for you to be interacting with the tenants.

But our bar is so high that if someone meets it--steady employment, sufficient income, solid credit, good references from current employer and prior landlord, is responsive and professional in our interactions, makes scheduled showings--then they make our pool.
