The cost of someone photocopying it with a different heading and cutting off the bottom margin is pretty inexpensive for the first one, copies after that are what, 5 cents, 10 cents at the library ?

The tile itself was inexpensive (sorry, I don't remember the per sf cost at the moment, but I can say that we went to a discount tile retailer for bathroom tile, and great small quantity closeouts were available for huge discounts (like way cheaper than home depot), and we used home depot 12x24 tile for the kitchen floor for a few hundred bucks).The other big expense would have been the roof, but we were able to leave that one alone (thank God!).

It is currently under contract with an accepted offer, however when i called Friddiemac they were encouraging me to put in a backup offer. this would be owner occupied not as an investment property.This is where it gets sticky, i have a home with a mortgage and filed ch. 13 in Feb. of this year...i was told i don't qualify for financing until 1 year of making my trustee payments.The house that i want is so inexpensive it would be perfect for me..i thought about going to family to see if they would temporarily finance it until i can sell my house and get a new mortgage in the spring...what do you think or have any other ideas of a way i could get a loan to buy this place..i am trying to make it a win/win for everyone involved simply because this particular house has more than i dreamed of getting...help!!!

You sit in expensive 3 day meetings, listen to very dynamic speakers who share what look like plausible results and then told there's so much more if you sign up for up $40,000.00 ( which I am ashamed to say I payed).
