I've heard of people having the funds within a day or two of applying.The loan is direct deposited into your checking account and can be used pretty much however you see fit.

It looks like they have failed to make payments since April (we have been paying rent on time, auto-withdrawn from bank account).Ideally:  I'd like to have the loan/trustee waive all fees and interest, potentially lower the asking price ($10,000 discount on a $160,000 outstanding balance of a home that would likely appraise for $185,000) and we'd immediately go through the purchase process as is.Do I need to bring the Trustee into the discussion with the owner at the same time to make this deal go through?

It depends on what your policy states.Most of my clients who have had total losses(max policy payout) will get paid directly and general contract the rehab or sell as is.

@Jessica HuntIf you are a regular "employee" of the business then you do not need a license.However, doesn't mean you won't run into any issues.Property management has a lot of risk when it comes to things like fair housing laws, which is why you normally have to be broker or be a salesperson under direct supervision of a broker.
