I do have a suggestion for @Joshua Dorkin, @Brandon Turner, the podcasts team, I guess you are aware of the tremendous transcendence of all this, I am sure for many years from now, a lot of people will plan their future based in part on your podcasts, just as I am doing, so, right now I am listening to all of them, and some times I feel a litter lost in time, I'll appreciate more time references, I think they are as important as spacial references.

If you know the price the rehabber pays and have an estimate of the cost of repair and time, you will have to guess from anywhere around 5% for a bank loan to to about 18% for a hard money loan.

On educated guess, they did not inspect each and every building and built a list, they might pull the data on certain types of buildings, but the list might not be released to the public.This is good news for me as I do foundation work, too bad for owners who need to spend money to do it, I'm sure there will be a program from the city/state that will help aid the expenses again.

The janitor expense seems interesting as well as I am not sure who charges $33 per month to clean a common area...Here is what I would guess the building really looks like:Gross income minus 10% vacancy factor= $148770NOI using the 50% rule= $74,385True cap rate then would be 11.4.
